First published in 1910, this novel concerns two families and a house in Hertfordshire. The Schlegel sisters, Margaret and Helen, live on independent means in London and care about art, conversation, and social reform. The Wilcoxes, headed by the businessman Henry, own Howards End and treat property and empire as facts of life. Between them stands Leonard Bast, a clerk whose attempt to improve himself draws him into both circles. Inheritance, a rash kindness, and a marriage across the two households pull the groups together. The book is a study of class and connection in Edwardian England, organised around who will inhabit the house.
